Acceptance of Terms

By accessing, browsing, registering for, or using the CrownateStudio website, mobile applications, APIs, or associated digital services, you confirm that you have read, understood, and agreed to be bound by these Terms of Service.

Supplementary Service Agreements: If you enter into a separate formal contract with CrownateStudio or an associated entity (such as a Comprehensive Due Diligence Retainer, Project Management Contract, or Construction Milestone Escrow Agreement), the terms of that specific signed agreement shall govern in the event of any direct conflict with these general website terms.

Acceptable Use & Prohibited Conduct

We maintain strict standards to protect our community, our partners, and the integrity of property intelligence data. You agree that you will not use CrownateStudio to:

You must not use our platform to fabricate property records, generate false due diligence certificates, misrepresent title documents, or orchestrate fraudulent land transactions.
You must not impersonate any person or entity, falsely claim power of attorney, misrepresent ownership of property, or falsely claim affiliation with CrownateStudio, regulatory bodies, or government land ministries.
You must not transmit corrupted files, trojans, worms, logic bombs, ransomware, or scripts designed to impair, disrupt, or compromise the operational integrity of our servers or client workstations.
You must not attempt to access accounts, databases, API endpoints, private document vaults, or server infrastructure belonging to other clients or platform administrators without authorization.
You must not bypass user authentication filters, test vulnerabilities without prior authorization, reverse-engineer proprietary algorithms, or evade API throttling mechanisms.
You must not use spiders, scrapers, automated scripts, or manual collection tools to harvest client dossiers, property listings, contact directories, or proprietary database records.
You must not collect, disseminate, or weaponize personal contact information, survey beacon coordinates, or confidential client records in violation of the Nigeria Data Protection Act (NDPA) 2023.
You must not upload confidential surveys, non-public court pleadings, proprietary architectural drawings, or documents subject to non-disclosure agreements without lawful right or owner authorization.
You must not use our services for money laundering, terrorism financing, land-grabbing coordination, bribery of public registry officials, or extortion.
You must not reproduce, rebrand, resell, or create unauthorized derivative works from CrownateStudio's proprietary methodologies, risk models, software code, UI designs, or branding.
You must not launch denial-of-service (DoS) attacks, flood server queues, or transmit payloads designed to exhaust network bandwidth or computational storage.
You must not tamper with the Live Scenario Analyzer, reverse-engineer risk thresholds, or artificially engineer parameter inputs to misrepresent preliminary digital clearance ratings to prospective third-party buyers.

User Accounts & Security

When you create an account on CrownateStudio (whether as a client, institutional investor, or accredited professional reviewer), you agree to provide accurate, current, and complete registration details.

Credential Security: You are responsible for safeguarding your login credentials, multi-factor authentication tokens, and account access keys. You must immediately notify CrownateStudio at [info@crownatestudio.com] if you detect or suspect any unauthorized access to your account.

Fair Security Balance: We do not hold you responsible for security incidents, data leaks, or unauthorized actions that you could not reasonably have prevented (such as platform-wide infrastructure compromises, zero-day vulnerabilities in host infrastructure, or breaches originating entirely outside your reasonable control).

User-Submitted Information

To run due diligence searches, request project evaluations, or manage active site milestones, you may upload deeds of assignment, survey plans, layout sketches, site photographs, coordinate logs, and written messages.

By uploading material to CrownateStudio, you confirm and warrant that:

  • You own the material or possess the necessary lawful permissions and rights to upload and share it.
  • The information provided is not deliberately falsified, altered, or manipulated to conceal encumbrances or litigation.
  • The submission does not violate any third-party privacy right, copyright, or statutory confidentiality order.

User Responsibility for Content: You remain solely responsible for the authenticity, legality, and accuracy of the materials you submit. CrownateStudio analyzes what you upload; we do not create the primary documents.

Property Information & Non-Certification

Real estate transactions carry profound legal, cadastral, and environmental consequences. You acknowledge and agree that digital property information displayed on CrownateStudio does not automatically establish:

  • Legal ownership or valid root title
  • Marketable or unencumbered title
  • Absence of unrecorded pending court litigation (lis pendens)
  • Physical boundary beacon accuracy or counter-pegged coordinate alignment
  • Statutory planning approval or building permit grant
  • Future town planning road alignment or canal setback exemption
  • Complete regulatory, environmental, or tax compliance
  • Structural stability, load-bearing capacity, or absence of latent defects
  • True commercial market value or future capital appreciation
  • Investment suitability for your particular financial goals
CrownateStudio supports informed investigation. It does not manufacture certainty.
Core Fiduciary Transparency Mandate

Construction & Professional Services

Real estate due diligence and building construction require qualified, accredited human professionals governed by statutory councils. Depending on your project requirements, you should seek independent advice from:

  • Legal Counsel: For title search reports, Governor's Consent perfection, and contract drafting.
  • Registered Surveyors (SURCON): For physical boundary beacon triangulation and official Surveyor General charting.
  • Registered Architects (ARCON): For spatial planning, building code compliance, and planning approval submissions.
  • Registered Civil/Structural Engineers (COREN): For subsoil analysis, foundation engineering, and structural integrity sign-offs.
  • Registered Quantity Surveyors (NIQS): For itemized Bill of Quantities (BOQ) and cost control planning.
  • Relevant Planning Authorities: (e.g. LASPPPA, LASBCA, FCDA Development Control) for statutory building permits.

Non-Replacement Rule: CrownateStudio does not replace licensed surveyors, land lawyers, or structural engineers. Where our platform introduces accredited experts from our Professional Panel, those experts practice under their respective professional councils and direct engagement retainers.

AI & Automated Tools

CrownateStudio may incorporate artificial intelligence, machine learning algorithms, optical character recognition (OCR), and heuristic scoring models (including Crownate-Engine-v5) to streamline property intelligence workflows.

These automated technologies may assist with:

  • Corridor search and historical document data extraction
  • Document type classification and date sequencing
  • Interactive assistant communication and informational guidance
  • Summarization of lengthy cadastral and survey documents
  • Preliminary risk awareness, anomaly flagging, and red-flag scoring
  • Lifecycle stage-gate recommendations and BOQ benchmarking

AI Infallibility Warning: AI systems can produce incorrect, outdated, or incomplete answers. AI outputs must never be treated as legal opinions, architectural blueprints, or certified engineering calculations. You must verify all material information through licensed professionals before relying on it for significant decisions.

Third-Party Providers & Independent Panelists

We maintain a clear, transparent distinction between the CrownateStudio software platform and independent service providers:

Direct Platform Infrastructure

CrownateStudio Platform

Provides digital interfaces, data intelligence, document vaults, scenario simulators, and communications infrastructure.

  • Responsible for software uptime and data protection
  • Maintains digital verification tools and risk algorithms
  • Operates under these Terms of Service
Independent Accreditation

Independent Third Parties

Accredited lawyers, land surveyors, engineering consultants, contractors, material suppliers, and escrow institutions.

  • Operate under their own professional codes of conduct
  • Hold direct professional liability for stamped work
  • Engage under separate service or client retainers

Listing / Introduction ≠ Guarantee: An introduction or listing on our platform does not constitute an unconditional guarantee of an independent professional's performance. Users must independently evaluate credentials, scope, pricing, insurance, and formal contracts before engagement.

Payments, Fees & Billing

Where paid services are purchased (such as On-Ground Cadastral Verification, Legal Registry Search Dockets, Milestone Project Management, or Turnkey Architectural Design), all applicable prices, statutory search disbursements, taxes, payment schedules, refund conditions, and cancellation policies will be disclosed prior to checkout or formal contract execution.

Estimates vs. Quotations: Automated financial estimates, rule-of-thumb construction cost metrics, and square-meter benchmarks generated through our calculators are preliminary research aids. They do not constitute binding quotations until incorporated into an itemized, signed Bill of Quantities (BOQ) or formal scope agreement.

Intellectual Property Rights

All intellectual property rights in the CrownateStudio website, brand marks, logos, user interfaces, proprietary software, design systems, algorithms, diagnostic scoring methodologies, and original editorial text belong exclusively to CrownateStudio and its licensors.

User Content Ownership: You retain ownership of all original documents, photographs, and records you upload to your private account. You grant CrownateStudio a limited, non-exclusive, revocable license to process, store, and display that content solely for the purpose of delivering the requested due diligence, risk analysis, or project management services to you.

Service Availability & Maintenance

We strive to deliver uninterrupted, high-performance platform availability. However, digital systems are subject to scheduled maintenance, server upgrades, network latency, telecommunications outages, cloud infrastructure disruptions, and events beyond our reasonable control.

We do not warrant that platform access will be 100% error-free or uninterrupted at all times. Where scheduled maintenance is planned, we will make reasonable efforts to announce windows in advance.

Information Accuracy & Regulatory Changes

Real estate markets, town planning schemes, land registry records, and construction material prices in Nigeria change dynamically. Published gazettes, layout master plans, and statutory fee schedules are subject to administrative revision by federal, state, and local governments.

While CrownateStudio applies rigorous data hygiene standards, historical market benchmarks and published guidebooks may become outdated. Users must independently verify all critical metrics through current physical searches prior to financial execution.

What CrownateStudio Does Not Guarantee

We do not manufacture false certainty. To ensure total legal and fiduciary clarity, CrownateStudio explicitly does not guarantee:

•

Detection of Every Risk

Subterranean defects, unfiled family probate suits, or unrecorded historical community disputes may escape digital discovery.

•

Detection of Every Fraudulent Document

Sophisticated parallel counterfeits require laboratory forensic validation and primary archival retrieval.

•

Legal Ownership Determination

Judicial and statutory ownership can only be established under the Land Use Act by courts of competent jurisdiction.

•

Town Planning Approval

Statutory approvals (such as LASPPPA building permits) remain the sovereign discretion of government ministries.

•

Regulatory Approvals

Consents, gazettes, excisions, and certificates of occupancy reside solely with state and federal governments.

•

Contractor Performance

Independent builders, artisans, and vendors remain legally and operationally liable for their own workmanship.

•

Construction Completion

Site delivery depends on weather, material availability, subsoil reactions, and client-contractor execution.

•

Investment Returns

Capital appreciation, rental yields, and financial returns are speculative economic projections subject to risk.

•

Accuracy of Third-Party Data

Public listings, vendor filings, and third-party portal records may contain latent typographical errors.

•

Accuracy of Every AI Output

Automated algorithms can generate erroneous answers and must be verified through certified human professionals.

•

Particular Commercial or Legal Outcomes

CrownateStudio illuminates facts so you make informed choices; we do not insure or guarantee transactional business success.

User Responsibility Framework

You remain responsible for any transactions you enter into, contracts you sign, and funds you disburse. To safeguard your financial capital and dynastic assets, we urge every client to follow our mandatory 5-step decision framework:

1
READ

Study all available documentation, titles, survey coordinates, and terms thoroughly.

2
UNDERSTAND

Review risk scores, red-flag indicators, and corridor cadastral histories.

3
VERIFY

Dispatch certified surveyors for on-ground triangulation and registry searches.

4
SEEK ADVICE

Consult independent certified legal counsel, engineers, and quantity surveyors.

5
DECIDE

Commit capital or negotiate terms with verified facts, not sales pressure.

Fair Liability Allocation: While users are responsible for their independent commercial decisions, CrownateStudio does not attempt to unfairly shift or disclaim platform-level liabilities that lawfully belong to CrownateStudio under applicable consumer law.

Limitation of Liability

To the maximum extent permitted by applicable law, CrownateStudio, its directors, officers, employees, and agents shall not be liable for indirect, incidental, special, consequential, or punitive damages, including loss of profits, loss of anticipated savings, or business interruption, arising out of:

  • Incorrect or fraudulent third-party information submitted by vendors or public users
  • User misuse of the platform or failure to adhere to the User Responsibility Framework
  • External telecommunications, hosting, or third-party registry system failures
  • Acts of God, force majeure, civil unrest, or statutory policy shifts by government authorities
  • Reliance on preliminary digital diagnostic scores where the user knew, or reasonably should have known, that on-ground physical verification was mandatory
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited.
Mandatory Statutory Consumer Protection Clause

Indemnity

To the extent permitted by law, you agree to indemnify, defend, and hold harmless CrownateStudio, its affiliates, officers, and employees from and against any third-party claims, liabilities, damages, losses, or legal expenses (including reasonable legal fees) arising directly from:

  • Your material breach of these Terms of Service or our Acceptable Use Policy
  • Your intentional upload of forged, counterfeit, or unlawfully obtained property instruments
  • Your infringement of third-party intellectual property, privacy, or statutory property rights

This indemnity is balanced, proportional, and does not apply to claims resulting directly from CrownateStudio's own gross negligence or willful misconduct.

Suspension & Termination

We reserve the right to suspend, restrict, or terminate your access to CrownateStudio, in whole or in part, where reasonably necessary for:

  • Investigating suspected fraudulent submissions or security breaches
  • Complying with valid court orders, law enforcement requests, or regulatory mandates
  • Preventing abuse, harassment, or infrastructure damage
  • Enforcing material provisions of these Terms of Service

Where appropriate and legally permissible, we will provide you with reasonable advance notice and an opportunity to rectify the issue before permanent account closure.

Complaints & Dispute Notice

We want to hear when something goes wrong.

If you experience a service defect, billing concern, technical malfunction, or disagreement regarding these Terms, we encourage you to contact our dispute resolution desk directly. We are dedicated to fair, transparent, and prompt resolution.

  • Governing Law: [INSERT VERIFIED GOVERNING LAW]
  • Jurisdiction: [INSERT VERIFIED JURISDICTION]
  • Dispute Resolution Mechanism: [INSERT VERIFIED DISPUTE RESOLUTION MECHANISM]

Severability & No Waiver

Severability: If any provision of these Terms is determined by a court or tribunal of competent jurisdiction to be invalid, unlawful, or unenforceable, that specific provision shall be severed from the remainder, which shall continue to be valid and enforceable to the fullest extent permitted by law.

No Waiver: A failure or delay by CrownateStudio in exercising any legal right or remedy under these Terms does not constitute a permanent waiver of that right or any subsequent breach.

These Terms are not here to make things complicated.

You may come to CrownateStudio because you are buying land.

You may be planning a home.

You may be managing a commercial project.

You may simply be trying to understand something that has become unnecessarily complicated.

Whatever brings you here, we recognize that the information you provide and the decisions you make can have consequences beyond a website.
